Background to Receiver Managers Appointment

On August 15, 2012, Carmel Cove was placed into receivership. KPMG Inc. was appointed Receiver Manager. A copy of the appointing order will be made available to prospective purchasers upon written request.

Prior to the appointment of Receiver Manager the developer Carmel Cove Resort and Spa Inc. operated the facility located on Eagle Bay Road on Shuswap Lake in the Salmon Arm area. The property is in the Columbia Shuswap Regional District.

Lodges

The secluded, natural setting of the cove is reflected in the use of West Coast materials and subtle earth tones. The Lodges are highlighted with rustic post and beam construction, natural wood siding, stone accents, private garages and expansive private decks and patios that offer exceptional lake and mountain views. All buildings are wood-frame construction with cement foundations. The Lodge interiors feature dramatic 9 or 24 foot vaulted ceilings and rustic natural color schemes. Interior finishing and fixtures are complete with fir casings, baseboards, mouldings and railings throughout, blonde Douglas fir beams, premium ceiling fans, and gas fireplaces featuring hand set cultured stone and custom wood mantels. All floor plans ranging from 1 to 4 bedrooms include a master bedroom with spacious walk-in closets. All completed Lodges are fully furnished with designer selected furnishings, premium finishes and appliances including laundry.

The Resort is heated with sustainable and environmentally friendly Geo Source heating and cooling providing maximum comfort and efficiency. The mechanical system utilizes lake water thermal heating and cooling distributed to serve individual heat pumps in each of the Lodges.

Kitchens in finished lodges feature open plan layouts, ideal for entertaining, and feature high end design elements and finishings. All bathrooms in finished Lodges incorporate wood and stone design elements using designer selected fixtures and finishings. 

Lots and Floorplans

The Resort features 19 whole interest Lodge Strata Lots, a single Lodge zoned as a Residential Strata Lot and a single Lodge participating in the Fractional Interest Program. Each of the Lodges form one strata lot, with the exception of two of the Lodges being divided into duplexes (or two strata lots) resulting in a total of 23 Lodge Strata Lots in 21 Lodges.

The Assets as described in this memorandum include the unsold Lodge Strata Lots and Fractional Interests owned by Carmel Cove, including 20 Lodge Strata Lots in 19 Lodges and a six eighths Fractional Interest in Strata Lot 6. The unsold Lodge Strata Lots feature floor plans as follows:
